XMi Commercial Real Estate to Convert Historic Duck Head Building into Midtown Office Condos
Nashville, TN (April 11, 2007) --- XMi Commercial Real Estate, a full service commercial real estate firm, announced that it has plans to convert the former Duck Head manufacturing facility at 1702 Charlotte Avenue in Nashville, Tenn. into office condominium units for sale.
XMi Commercial Real Estate will act as the developer for the project, which will be named The Midtown Millworks. In addition, Manuel Zeitlin Architects will provide architectural services with Mark Bixler serving as the project architect. DWC Construction will be the contractor for the project.
The building was built more than 100 years ago on the site of a former leather tannery and saddle mill. It originally served as a linen mill for the manufacturing of clothing for Duck Head Co., Inc., which was founded in Nashville in 1865. Most recently, the building was used as a document storage warehouse.
The newly-renovated property will offer approximately 56,000 square feet of office and common space, equally divided between the first and second floors. The top floor has been pre-sold to Oasis Center, a non-profit organization that plans to relocate from its current location at 1221 16th Avenue South. Oasis Center is a youth-centered organization that offers life-changing opportunities to youth and their families through crisis, transitional living and counseling services as well as youth leadership development. Plans for the remaining 28,000 square feet of available space on the ground floor of The Midtown Millworks will be subdivided into affordable office condos, says the company’s president.
“Midtown property is becoming harder to find for the general and medical office space user,” says Stan Snipes, president of XMi Commercial Real Estate. “Simply put, the demand is there, but the supply is just not present.
“The Midtown Millworks is being designed with the small to mid-sized office space user in mind. In addition, we are offering ownership opportunities to those smaller companies or organizations that would not be able to participate in a non-traditional office product otherwise.”
The project calls for a complete renovation, including a new roof, electrical, plumbing and geothermal HVAC systems; yet, the historical integrity and industrial character of the existing structure will be retained, says Snipes. In addition, select materials from the building will be re-used as architectural accents in this historic loft-style office setting. Renovation of The Midtown Millworks is scheduled to begin in mid-April 2007, and completed this fall.

Previously renovated projects by the partners of XMi include the 1919 Medical Office Building on Charlotte; the 1800 Church Street Building, the 1900 Signature Center Building on Church Street, and the historic Castner Knott Building at 618 Church Street. All of these office buildings are within the Midtown and Downtown Nashville area and are currently leased at full occupancy.
